Why Notarize a Commercial Lease?
A notarized commercial lease carries the official stamp of Dubai Courts, confirming that both parties appeared before a licensed notary, their identities were verified, and they willingly signed the agreement. Commercial Lease Notarization FAQ
Is commercial lease notarization mandatory in Dubai?+
Notarization is not mandatory for all commercial leases in Dubai, but it is strongly recommended for leases above AED 1 million annually, long-term leases (3+ years), and any lease that will be used for regulatory or banking filings. Many free zones and government departments require notarized lease agreements.
What is the difference between Ejari registration and notarization?+
Ejari is a government tenancy registration system managed by RERA (Dubai Land Department). Notarization is a separate legal process at Dubai Courts that authenticates the document and the identities of the signatories. Both may be required: notarization strengthens legal enforceability, while Ejari registration is needed for utility connections, visa applications, and trade license renewals.
How long does commercial lease notarization take?+
For a pre-agreed lease contract, notarization can typically be completed within 1 business day if both parties can attend. If we are also drafting the agreement, allow 1–2 additional business days for review and approval.
Can a property manager sign on behalf of the landlord?+
Yes, with a notarized corporate POA or property management agreement authorizing the manager to sign. We can notarize the POA and the lease in the same appointment where possible.
What documents are required for commercial lease notarization?+
Emirates IDs or passport copies of all signatories, trade licenses (for corporate parties), title deed or NOC from property owner, and the lease agreement draft. We review all documents before your Dubai Courts appointment.
